ValCap Group is a multifamily owner-operator seeking a Senior Project Manager to own the full lifecycle of capital improvement, value-add, and major maintenance projects across its portfolio. This is a hands-on role for an experienced construction and capital projects professional who can walk a property, define the work, budget it accurately, bid it competitively, and drive it to completion on schedule and on budget.

The role reports directly to senior leadership and operates with significant autonomy across ValCap’s Texas and Tennessee markets.

Key Responsibilities

• Scope Development: Build detailed scopes of work through on-site inspections, identifying value-add opportunities, deferred maintenance, and life-safety issues
• Bidding & Budgeting: Develop accurate project budgets, solicit and level competitive bids, negotiate contracts, and manage vendor relationships
• Project Execution: Oversee projects from award through completion against agreed schedules and budgets, including quality control, draw and payment approvals, and progress reporting
• Procurement: Source materials and labor directly where advantageous, leveraging supplier relationships and bulk purchasing to reduce costs
• Site Presence: Travel regularly to properties across markets to inspect conditions, monitor active work, and hold contractors accountable

Representative projects include large-scale interior unit renovation programs, siding replacement and exterior repaints, roofing replacements, deck rebuilds, leasing office renovations, foundation repairs, life-safety remediation, and property-wide lighting replacements.

Qualifications

• 5–10+ years managing similar capital projects for a multifamily owner-operator, real estate private equity firm, or real estate–focused family office
• Track record scoping, budgeting, bidding, and delivering renovation and capital projects on time and on budget
• Strong working knowledge of construction trades, building systems, contractor management, and applicable codes
• Comfortable with frequent travel and extensive time on-site
• Strong negotiation, communication, and organizational skills; able to run multiple concurrent projects across markets with minimal oversight
• Proficiency with project budgeting and tracking tools (Excel required; project management software a plus)

Preferred Experience

• Hands-on experience managing multifamily renovation programs — interiors, exteriors, and amenities
• Ground-up construction, general contracting, or development background; candidates with ground-up experience could support future development projects as ValCap grows
• Existing subcontractor and supplier relationships in Texas and/or Tennessee
• Experience administering construction draws, lien waivers, and insurance/W-9 compliance

Compensation

• Base salary: $120,000 – $150,000, commensurate with experience
• Performance bonus: 15–25% of base, tied to project delivery against budget and schedule
• Travel expenses fully reimbursed
